Redevelopment plans for the Phoenix Street and Richard Cooper Street area of Goole took a huge step forward this week, with expressions of interest being sought from potential developers.

East Riding of Yorkshire Council is advertising the 1.4-hectare development site, which is made up of the two streets of terraced housing and an adjoining area of land off Hook Road cleared following the demolition of the Adelphi warehouse.

The redevelopment of the area is being carried out as part of the Advance Goole scheme, the project that aims to improve the lives of people living in the town by providing them with quality housing and tackling issues that concern them most.

Following a detailed assessment, Phoenix Street and Richard Cooper Street were earmarked for redevelopment because a number of properties there were already empty or boarded up, and the area had become a hotspot for crime, drugs and anti-social behaviour.

More than 90 per cent of the properties on the two streets have already been acquired by the council and its partners and are now vacant. The owner-occupiers have voluntarily accepted relocation packages that have enabled them to move to better housing elsewhere.

The council is still in negotiation with the seven private landlords who own the remaining properties. The redevelopment plans have now reached a stage where the council is able to invite potential developers to register their interest in the site. Interested parties will then be invited to submit development bids and proposals for the site, setting out how it could be transformed to provide much-needed affordable housing in attractive surroundings.

Sally Burns, head of housing and public protection for the council, said: "Most people are well aware that we have been working to acquire the properties on Phoenix Street and Richard Cooper Street.

"With this process now at an advanced stage, the time is right for us to start the process of identifying a potential development partner who can help us turn our proposals for this area of Goole into a reality."
