Plans to build 75 homes in Old Goole could be refused if conditions are not met by next week.

Gladedale Ltd has drawn up plans for land to the north of Oak Avenue which include 25 two-bedroomed houses, 29 three-bedroomed houses, nine four-bedded houses and a three-storey apartment block containing 12 one- and two-bedroomed flats. There will also be garages, driveways and parking courts. Access would be from Oak Avenue and Hazel Grove by car, with a footpath from Percy Street.

Outline planning permission was approved nearly two years ago, and reserved matters relating to 58 properties have been approved. The latest plans shows changes to the number of properties, and to the design of them. A report to tomorrow's planning committee meeting comments that the development would contribute to the regeneration of the Percy Street and Swinefleet Road area of Old Goole.

The amended plans incorporate different design features, such as front-porch canopies and gable features, which "create a visually pleasing street scene and a sense of identity for the individual properties," according to the report.

No significant problems have been found with regard to overlooking nearby properties, and the proposed number of parking spaces - 76 - meets the government guidelines.

However, Yorkshire Water has raised the issue that the buildings would be close to a sewer that crosses the site.

A verbal update on the situation was due to be given at today's meeting, and the matter must be resolved before approval can be granted.

Approval will also depend on a Section 106 agreement being put in place. Such agreements ensure that the developers provide open play spaces for children and money for youth or adult projects.

The report recommends that the plans are deferred while the conditions are resolved.

However, if they are not met by February 13, the plans could be refused.
