Housing plans
An outline planning application for four homes with associated parking on the site of a former public house in Swinefleet will be referred to East Riding of Yorkshire Council's (ERYC) full planning committee today after councillors went against planning recommendations earlier this year and voted in favour of approval.
Applicant Mrs M. Mayall has put forward the plans to erect four homes in High Street, following the demolition of the existing George Hotel. The general layout includes the development of three terraced properties fronting High Street with a detached larger property onto Low Street.
Meeting in March this year, members of ERYC's western area planning committee voted unanimously in favour of the plans, despite planning officer recommendations to refuse the application on the grounds that the village is not a sustainable location for new development, and that the dwellings would not meet an identified local need.
The shock move prompted the application's referral to today's full planning committee meeting, but planning officers are set to advise once again that the application is refused as this scale of development within the village is considered inappropriate.
Planning officers believe that to accommodate the houses and the associated parking, the layout would result in a cramped appearance with, in particular, very small rear gardens to the terraced properties. Officers consider that the size of these rear gardens is not acceptable, particularly given that the terrace fronts directly onto the pavement of the High Street.
