Business park to be delayed?
An outline planning application for a mixed-use industrial park on land north of Main Road in Newport is set for discussion by the East Riding of Yorkshire Council (ERYC) planning committee this morning (Thursday).
The application, put forward by Cavermill Estates Ltd, would see the site being used for a mixture of commercial developments including business, general industry, and storage and distribution, and the applicant has assured that the development would secure jobs for local people, as well as 'move-on space' for young companies.
Whilst many authorities consulted are in favour of the plans - apart from the Yorkshire and Humber Assembly, which objects to the proposal's nature, scale and location - a small number of residents in neighbouring properties have raised concerns.
One resident was concerned that the proposed development would worsen congestion at the motorway junction and said: "It is already difficult for traffic turning on to Main Road, especially at peak times."
But planning officers are set to advise that the application has attracted 'considerably less' objection than the previous Heron Foods application, which was approved in 2004, although they recognise that there is a problem with the proposal in that it incorporates 44,000 square feet of speculative office development.
Such a scale of development should be located in more sustainable locations, and planning officers feel that this scale of provision should be significantly reduced in order to comply with policy.
This morning, planning officers are set to advise the planning committee that the application is deferred - awaiting a favourable response from the Environment Agency on the flood risk sequential test, a similar response from the Highways Agency on further information supplied by the applicant, and an agreement with the applicant over a significant reduction in the 'pure' office element of the proposal - after which time the application should be approved.
