Controversial business park plans deferred

Plans to erect a building for use as industrial and distribution units on land south of Mathews Haulage off Main Road in Newport edged closer to formal approval earlier this week, despite objections from residents.

Meeting on Tuesday afternoon, members of East Riding of Yorkshire Council's (ERYC) western area planning committee deferred a decision on the plans - put forward by Wallingfen Park Ltd - until observations from the council's Public Protection department had been received, after which point the application is expected to be approved.

The decision came in spite of criticism from several nearby residents, who had a strong objection to 24-hour working taking place only 50 metres from residential properties and claimed that there was no demand in the area for such small employment uses.

The proposed development would see the creation of a small, mixed-use development of light industrial units, distribution units and office units on an existing site. The site is allocated in the Boothferry Borough Local Plan for employment development and is on the south side of the B1230, just to the south-west of junction 38 of the M62 motorway.

The development would include a single-storey building that could be divided into small office, distribution and light industrial units, and would see 30 car-parking spaces and an additional eight disabled spaces.

On Tuesday, planning officers advised members of the western area planning committee that, despite objections, the proposed units were small in size and are likely to be attractive to small companies.

Officers claimed that there were a variety of measures available to control noise nuisance, including control of hours of operation, vehicle reverse alarms, on-site storage practices and provision of additional landscaping (acoustic) fences.
